Are you considering purchasing a Buy to Let? Are you unsure on how to manage the property? Not only can Open Vision Finance help with the arrangement of the mortgage in relation to a purchase or remortgage of a Buy to Let property, but our sister company, Open Vision Property Management can take care of the management of the property on an ongoing basis for you!

With over 20 years of experience in the property industry, we certainly can help! I am based in the office from 9:00am – 5:30pm Monday – Friday to be able to deal with any calls and queries both from the landlords and tenants. We also have an out of hours service for emergencies. We are extremely proactive and hands-on with sorting any request or problems that may arise from your tenants. Providing a service to a range of landlords from those who rent out a single property, to landlords who have a portfolio of investment properties.

We have established relationships with a range of highly skilled companies who can assist with our property maintenance requirements, to include; plumbing and electrical issues, painting and decorating, general property maintenance and out of hours emergencies. We have a great relationship with all of the teams we use and they always complete work competently and effectively. If a landlord already has their own connections, this is no problem also and we can of course liaise with them when required.

We are in regular contact with our landlords and make them aware of property updates on a regular basis. We closely monitor and inspect properties under our care to ensure that they remain of high standard and we carry out six monthly property checks, which are reported and sent to our landlord. These include an in-depth property review, photos of the property and checking that any legal requirements remain in place at the property. It is our priority to ensure that the correct contracts, agreements and legal obligations are in place and met between the landlord and the tenants, being adhered to at all times.

Monthly remittance statements are produced and sent to Landlords to log the rental income and any property cost deductions required. We will also prepare annual remittances and send these to you, along with all necessary invoices and paperwork required for your rental income tax return.

Tenants do come and go, and we are able to offer the tenant find service alongside our management. Our Property Management team aim to ensure that high quality tenants live in our properties. All possible tenants have to go through security checks and reference checks.

The properties that we managed are not just based in Taunton, but in the surrounding areas of the South West. Including Bristol, Portishead, Weston-Super-Mare, Burnham-On-Sea, Bridgwater and Taunton – to name but a few.

They key for Open Vision Property Management is making sure that we alleviate landlords of the day-to-day managements responsibilities of managing tenants and the property, by providing an expert property management service with regular communications to all parties. At the end of the day it is the landlord’s property and the tenant’s home and making sure tenant/landlord relationships are maintained, should help with the retaining happy tenants for longer period of time, minimising any empty periods!
